Income is a use, not a listing remark
“Great rental history” on a remarks line is a marketing sentence. We want nights occupied, average daily rate by season, owner-week assumptions, and what the last two years actually cleared after dues, insurance, management, and vacancy. If the only way the deal works is peak-season fantasy, we stop.
Some buyers want a house they will use eight weeks and rent the rest. Some want a remote asset they never sleep in. Those are different buildings. A quiet mid-rise that bans stays under six months is a failed investment even if the balcony is pretty.
Buildings and streets that are built for guests
Kingston Plantation, Breakers, and other oceanfront stacks exist because guests already know how to book them. Cherry Grove pier product and Surfside cottages can work when the address allows it. Inland Carolina Forest is usually a primary-home story, not a nightly one.

HOA, insurance, and the costs people skip
Master policies, special assessments, and rental-program fees can erase a “cap rate” you saw on a webinar. We pull the documents. We also ask how the board treats investor owners. Some buildings are hospitable, some are tired of them.

Then ask whether you still like the building. That exercise ends more deals than a low appraisal, and it should.

Guests destroy sofas. They also leave reviews about coffee and parking. A remote owner who will not fund a furniture reserve or a local reset will earn those reviews. Model the reset as a line item. If you will fly in from Pennsylvania to do it yourself four times a year, say so, that is a different net than a professional program.
Mandatory rental programs take a fee and give you a calendar. Optional programs give you freedom and more work. Banned nightly stays give you a home. Pick one. Do not buy a building that is the wrong one of those three and hope the board changes its mind.
