Oceanfront is a construction type, not a mood
An oceanfront condo in a 20-story tower and a raised cottage on a 50-foot lot share a sunrise and almost nothing else. Dues, insurance, rental rules, and how you take out the trash in August are different jobs. We start with product type, then city.
Wind, hail, and flood sit in every honest oceanfront conversation. Master policies in towers can move dues in a single renewal. Cottages live or die on elevation, updates, and whether the last owner deferred the envelope. Sherman Beach Group puts those numbers next to the view before you write.
Where the sand actually is
Cherry Grove and North Myrtle Beach give you a quieter strand and a golf-cart town. Central Myrtle Beach condos give you towers, Kingston, and the Breakers. Surfside is the family beach between the boardwalk and Garden City.

Renting the view
Oceanfront often rents better than inland product when the HOA allows it and insurance is rational. It also sits empty in shoulder weeks if the building is tired or the dues eat the ADR. We underwrite occupancy and rules, then tell you if you are buying a home that can host guests or a hotel room with a mortgage.

- Confirm what “oceanfront” means in the listing: sand, dune, or a street you still cross.
- Ask for insurance history and any upcoming façade or elevator work.
- Walk the beach access at high tide. That is the access you are buying.
Storms, sand, and what “updated” should mean
Oceanfront construction is a weather product. Ask what the last two owners did after a named storm, whether the windows are rated for this coast, and how the association or the cottage handles dune and access after a winter that takes sand. “Updated kitchen” is not an envelope.
In a tower, the envelope is a shared problem, which is why minutes and the master policy matter more than the unit’s backsplash. In a cottage, the envelope is yours. Either way, Lane will not let a sunrise substitute for a maintenance story.
If you are stretching for oceanfront when a strong second-row house would fund a healthier insurance binder, we will say so. The premium should buy sand, not a slogan.

Buyers who need a predictable monthly number and hate association politics. Buyers who want a yard and a dog more than a sunrise. Buyers who thought second-row was oceanfront and will be angry when we say it is not. There is no shame in any of those briefs, they just belong on a different landing.
We would rather send you to Surfside second-row, Carolina Forest, or a creek-front Inlet house than stretch you into a tower whose dues will sour the view by February. Sherman Beach Group’s job is the fit, not the postcard conversion.
