Course-adjacent is not the same as club life
Some buyers want a tee time they can walk to. Some want a view of a fairway they will never play. Some want the social calendar and the gate. Those are three different dues conversations and three different resale stories. We start with how many rounds you played last year. Honestly.
The Grand Strand’s golf inventory is deep because the region built itself on it. That depth is why a generic “golf home” search wastes time. Named campuses convert because buyers already know the brand.
North, central, and south campuses
North: Barefoot in North Myrtle Beach and Heather Glen in Little River. Central: Grande Dunes on the north end of Myrtle Beach, plus lock-and-leave mid-rises that sit near the course. West: Waterford in Carolina Forest. South: Prince Creek between Murrells Inlet and Pawleys.
Marina-plus-golf at Grande Dunes is a different buyer than a Carolina Forest primary home that happens to back to a hole. We will not collapse them into one tour just because both listings say “golf.”
Dues, membership, and resale
HOA, club bond, and whether membership is optional change the monthly number more than granite. We ask for the fee sheet, not the sales-center highlight reel. Some campuses are easy lock-and-leave. Some expect you to be around for the social season.
Resale inside a golf gate can be slower when dues run hot or the course is in a renovation year. It can also be the most stable product on the Strand for buyers who know they want amenities. We look at recent comps inside the same gate, not a city-wide average.
- Confirm if golf membership is required, optional, or unavailable.
- Ask what the last special assessment was for. Course, roads, or clubhouse.
- Walk the lot at the hour you would sit on the porch. Afternoon play is noise for some people.
What a useful golf-home tour looks like
We do not stack five campuses into one humid afternoon. Pick a north option (Barefoot or Heather Glen), a central or west option (Grande Dunes or Waterford), and a south option (Prince Creek) only if you are truly undecided on the whole Strand. Most buyers know after two gates.
Inside the gate, walk the lot at the hour you would sit on the porch. Afternoon play is entertainment for some people and noise for others. Ask what happens when the course renovates. Access, assessments, and whether membership freezes. Then drive to the beach you think you will use. A golf address that is 35 minutes from the sand in July is a different product than the sales-center map implies.
If you also want a boat, say so before we pick a campus. Grande Dunes and Little River waterway product can combine water and golf. Waterford generally cannot. Honesty about hobbies saves a wasted Saturday.

Membership math, said without a sales-center smile
A required membership is a second HOA with better polo shirts. An optional membership is a choice you should price before you fall for the fairway. No membership with a golf view is a landscape premium. Pretty, and easy to overpay for if you never play.
Ask what happens to dues when the clubhouse renovates. Ask whether social memberships exist for a spouse who will never take a cart out. Ask how resale buyers have treated the bond in the last year. Those answers change the bid more than a granite upgrade.
