Waterfront on the Grand Strand is not one product. Inlet, creek, marsh, and the Intracoastal each carry a different insurance, dock, and lifestyle profile. This search is prefiltered to waterfront listings so ocean-only buyers do not have to do that sorting by hand.

Name the water before you name the town

Intracoastal lots in Little River and marina-adjacent condos are a boating life. Murrells Inlet is creek and marsh with a dining strip. Pawleys creek-front is docks and Lowcountry quiet. A “waterfront” filter that mixes those with a lake-view townhome is how people waste a weekend.

Docks, permits, and insurance

A photo of a neighbor’s boat is not a permit. We confirm what transfers, what the creek association allows, and what depth you have at low tide. Hurricane haul-out plans matter if the vessel is part of the reason you are moving.

Flood and wind are not scare words. They are line items. Marsh-front and ICW homes can still require coverage that changes the monthly number. We put a realistic carrying cost next to the view.

  • Marsh view: confirm bulkhead responsibility and view corridors.
  • ICW: marina rules, HOA waterway clauses, and wake.

Where we send waterfront buyers first

North end: Little River, Waterway Palms, and the ICW. South end: Murrells Inlet and Pawleys creek. Central: occasional canal or lake product that should not be in an oceanfront conversation.

Read the Murrells Inlet waterfront checklist if the south end is the magnet. Golf-and-water combinations often live in golf communities or Grande Dunes.

A waterfront showing that answers the right question

See the water at low tide. See it when a boat goes by if wake matters to you. Ask who owns the bulkhead and what the last repair cost. Then sit in the living room with the slider open and decide if the sound is the reason you moved, or a problem you will resent in August.

Bring the same insurance questions you would bring to oceanfront, even if the photo looks calmer. Marsh and ICW are still coastal products. We would rather lose a weekend to diligence than win a closing you regret.

If you also want a walk to the sand, say so. Some Inlet and Pawleys addresses can do both in a short drive. Little River generally cannot. Honesty about the beach versus the boat is the whole search.

ICW, creek, and marsh, three weekends

ICW in Little River is boats, wake, and marina culture. Creek in Pawleys or the Inlet is docks, grass, and a quieter engine sound. Marsh view without access is a landscape. Beautiful, and easy to overpay for if you thought you were buying a slip. We separate those on the first call.

A useful waterfront weekend is one ICW or marina address and one Inlet or Pawleys creek, only if you are truly undecided on the whole Strand. Most buyers know after one honest low tide.
